parents’ property
I live in calgary looking to sell my fathers townhouse in Waterloo, near the university. Thinking this summer / fall. Maybe it’s better to rent out the property to students, since he’s near the school @ university of waterloo. Looking to cover expenses for fathers next step into a retirement community in the very near future. Also younger family generations may need the property in future. Need to factor all avenues so any help is welcomed.

Hi Charlotte, you have a big task to help your dad while living farther away. The most important thing is your father's well-being, and his happiness and being stress-free. Renting his townhouse may cover his expenses, but the risks involved with renting are great. If payments should ever default, or students damage the property, or need for repairs and upkeep, your and your father's stress will be affected. There are too many factors that should discourage you from renting. Selling his house may be your best alternative. I have helped seniors sell their homes and live happily for 40 years. I'm honoured to help your father, too.

The market is not the best.. Maybe you should think about renting for now

Happy easter to everyone and thank you for your feedbacks. after theses 3 responses, it seems that renting is the most viable option given the current house market. Renting out dad's townhouse should be manageable and should help cover his retirement living expenses, plus pension. Allowing us to preserve the property for future generations. The property is paid for, and how hard – stressful can it really be to rent out a place to collect the money, to pay bills for property and retirement living expenses. Thanks again. This is pretty neato!
